SOARING VIEW CABIN GUIDELINES Welcome to our retreat in the mountains! We kindly ask that you treat our home with the same care and respect you would your own. CHECK-IN Check-in: After 4:00 PM Checkout: Before 10:00 AM Self Check-in with Keypad EARLY CHECK-INS. We’re dedicated to making your stay as comfortable as possible! Early check-ins and late checkouts may or may not be available due to our meticulous cleaning process, which usually takes about 4 hours. However, feel free to reach out on the day of your arrival, and we’ll gladly let you know in the morning if an early check-in is possible—so you can start your getaway sooner! SECURITY DEPOSIT: A $400 security deposit is required prior to check-in. The deposit request will be sent via the guest portal 2 days before your arrival and will be held for the duration of your stay. It is securely processed through Hospitable and will be released 2 days after check-out, provided no damage or excessive cleaning is identified. House Rules: Quiet Hours: 10:00 PM - 7:00 AM NO SMOKING or vaping inside the cabin! A $400 cleaning fee will be applied if smoke order is present. PETS. Dogs 25lbs or less are allowed subject to a $125 pet fee and owner approval. A $200 extra cleaning fee will be charged if an outside security camera detects an animal. Guests must be at least 25 years old to book and stay in the cabin. No parties allowed. TRASH: Our cabin offers 6 garbage containers that are locked within bear-proof bins. Your cleaning fee includes one trash pickup at checkout. If you have additional trash that goes beyond the capacity we offer, please drop it off at Sevier County Trash Depot free of charge. Alternatively, if you require our cleaning team to pick up the extra trash, a $50 charge will apply for their time. GRILL: We are thrilled to offer a propane grill on the main level deck. Utensils and a scraper are located inside the kitchen cabinets. POOL: The indoor pool's temperature is maintained at a temperature between 78°F and 84°F for sanitary reasons, as per regulations. Tampering with pool equipment (heater, pump, filter) is strictly prohibited. We kindly request that no food or drink be brought in to the pool room. Children must be supervised by an adult at all times. Any contamination of the pool will incur a $400 cleaning fee. For safety reasons, the pool room door must remain closed and has an automated lock. The lock will automatically close 30 seconds after being unlocked. We appreciate your cooperation in ensuring the cleanliness and integrity of our pool facilities for everyone's enjoyment. HOT TUB: The hot tub on the patio is thoroughly drained and cleaned after each guest. TVs: Our cabin features 9 smart TVs, each equipped with standard streaming apps. Please bring your own streaming logins as no local cable is provided. Additionally, several streaming TV channels are available via The Roku Channel and the Tubi app. SECURITY DEPOSIT: A $300 security deposit is required to be deposited before check-in. This deposit is held during your stay and refundable if no damage or excessive cleaning is found after check-out. CLEANING FEE: Your cleaning fee covers various services, including cleaning the entire 4800 sq ft cabin, pool maintenance, hot tub sanitation, trash disposal, unexpected maintenance, and a starter pack of essentials. Please bring additional supplies as needed. Our standard cleaning fee assumes you follow the check‑out instructions: take out trash (bagged), wash and return pots/pans, load and run the dishwasher, and leave the grill reasonably clean. The house should be used normally but without damage or excessive mess. If additional deep cleaning is required, a $300 fee will be deducted from your security deposit. TOWELS: Fresh linens and towels are provided, including a limited number of pool towels. Additional pool towels are recommended for larger groups. Electric fireplace: Please turn off when not in use. REFUNDS: We understand that unexpected situations can happen. While we are unable to offer refunds for weather, personal circumstances, or other factors beyond our control, we highly recommend travelers insurance for added peace of mind. Thank you for your understanding!. BEARS: Bear sightings are common in the Smokies, and you may see a bear around the cabin and in the resort. Please do not approach them, leave food outside, and always keep the door locked. Visit BearWise org for tips for bears and other wildlife. The Guidebook also includes safety tips when staying at our cabin. DAMAGE: Guests are responsible for any damage caused during their stay. Charges will apply for repairs and clean-up. SECURITY CAMERAS Our property is equipped with two exterior Ring Flood light cameras that face the driveway. This camera is actively recording video and audio.
